Residential Surveys
Property Survey for Homes and Land
What is a property survey?
A property survey is a map of your lot made by a licensed land surveyor. It shows the property lines and where the house, driveway, fences and other improvements sit in relation to them.
It can also show easements, setbacks and anything that crosses a line. Lenders, title companies and cities often ask for one.
When you need one
- You're buying or selling a home and the lender or title company asks for a survey
- You want title insurance without a survey exception
- You're planning an addition, pool or outbuilding and need to know setbacks
- You're refinancing and the lender requires a current survey
- You want to check for encroachments before closing

Property Survey questions
What's the difference between a property survey and a boundary survey?
A boundary survey focuses on locating and marking the lines. A property survey usually includes the lines plus the buildings, fences and other improvements on the lot. Your surveyor will tell you which one fits your situation.
Do I need a survey to buy a house?
Not always, but many lenders and title companies require one, and it's the best way to spot encroachments or easement problems before you close. Check with your lender or title company early so the survey is ready on time.
