Boundary Survey: Find Your Property Lines

Find your exact property lines before a fence, addition or dispute.

What is a boundary survey?

A boundary survey shows exactly where your property lines are. A licensed land surveyor studies your deed, the recorded plat and your neighbors' records, then goes out to the property to find or set the corner markers.

You get a signed drawing that shows the lines, the corners and anything that sits close to or across a line, like a fence or shed.

When you need one

  • You're putting up a fence, pool, deck, garage or addition near a property line
  • You and a neighbor disagree about where the line is
  • You're buying land or a home and want to know exactly what you're getting
  • Your city or HOA asks for a survey before approving a permit
  • The corner pins are missing or you can't find them

What to expect

  1. 01You send one request with the address and what you need the survey for.
  2. 02We match you with a licensed surveyor who works in your county. They confirm the price and schedule with you.
  3. 03The surveyor researches the deed and plat records, then measures on site and finds or sets corner markers.
  4. 04You receive a signed survey drawing (often a PDF and paper copies). Ask the surveyor if you'd like the lines flagged or staked.

Boundary Survey questions

Is a boundary survey the same as a property line survey?

Yes. People use "boundary survey" and "property line survey" for the same thing: a survey that locates and marks the legal lines of your lot.

Will the surveyor mark the lines on the ground?

Surveyors find or set the corner markers (usually iron pins). Many can also flag or stake points along the line for a fence. Mention it in your request so the surveyor includes it in the quote.

Can I use an old survey instead?

Sometimes. If nothing has changed and the old survey is recent, it may be enough for a permit. For a fence or dispute, most people get a current survey so the corners are verified on the ground today.
