ALTA/NSPS Land Title Survey
What is a alta survey?
An ALTA survey (full name: ALTA/NSPS Land Title Survey) is a detailed survey built to a national standard set by the American Land Title Association and the National Society of Professional Surveyors.
It shows boundaries, buildings, access, easements and other matters listed in the title commitment, so the buyer, lender and title company all know exactly what's on the property.
When you need one
- You're buying, selling or refinancing commercial property
- Your lender or title insurer requires an ALTA survey for extended coverage
- You're buying a multi-family, retail, office, industrial or development site
- You need zoning, parking, flood zone or utility details shown on one survey
What to expect
- 01Send the property address, your closing date and, if you have them, the title commitment and the lender's survey requirements.
- 02We match you with a licensed surveyor who does ALTA/NSPS surveys in that area. They confirm the scope — including any optional "Table A" items your lender wants — and the price.
- 03The surveyor reviews the title documents, does the field work and drafts the survey.
- 04You, your lender and the title company receive the signed ALTA/NSPS survey and certification.

ALTA Survey questions
What is an ALTA survey?
It's a land title survey that meets the ALTA/NSPS minimum standards. It's mostly used for commercial real estate and shows boundaries, improvements, easements and title matters in a consistent format lenders and title companies rely on.
What are Table A items?
Table A is a list of optional extras — like flood zone, building area, parking counts, utilities or zoning — that the client or lender can ask the surveyor to include. They affect the scope and price, so share your lender's list early.
How far ahead should I order an ALTA survey?
As early as you can in the contract period. ALTA surveys need the title commitment and more field and office time than a typical residential survey, so ask the surveyor to confirm timing against your closing date.
