Licensed local surveyors for property, boundary and elevation surveys anywhere in Wyandotte County — in town or out in the county.

Surveying across Wyandotte County

Wyandotte County is the smallest county in Kansas by area, yet its local government can be the most confusing. In 1997 voters merged the county with Kansas City, Kansas into one Unified Government, so the same commission now runs both. Bonner Springs, Edwardsville and the Wyandotte County slice of Lake Quivira stayed out of the city merger and keep their own city halls. When you hire a land surveyor in Wyandotte County, that split decides which office reviews your plans.

Recorded land documents for every part of the county still end up in a single place: the Register of Deeds in the Wyandotte County Courthouse on North 7th Street. Deeds, mortgages and subdivision plats are filed there, and indexed records with images can be searched online back to 1955. The Unified Government's Maps & GIS pages add a plat map search, property lookup and downloadable data such as aerial photos, LiDAR contours and flood layers. Licensed local surveyors use these as a starting point before the field work begins.

Two big rivers frame the county. The Missouri River curves along the north and east sides, and the Kansas River crosses from Bonner Springs to its mouth near downtown. Much of the low ground beside them is industrial and protected by levees, while the hills to the north and west hold rural homesites, Wyandotte County Lake Park and newer commercial ground near the Kansas Speedway. A boundary survey on a wooded hillside lot can call for very different field work than one in the river bottoms.

What to know about Wyandotte County

One government, three exceptions

The Unified Government provides city services to Kansas City, Kansas, but Bonner Springs, Edwardsville and Lake Quivira run their own planning and permits. Check which applies to your parcel before ordering survey drawings for a permit.

Online records since 1955

The Register of Deeds offers grantor and grantee indexes with document images from 1955 forward. Older deeds and plats may need an in-person search, which a licensed surveyor in our network can handle.

Public GIS downloads

The Unified Government publishes parcels, aerial imagery, contours and DFIRM flood data. These layers are approximate and come with no warranty, so they guide research rather than replace a property survey.

Wyandotte County survey questions

What does the Unified Government mean for my property in Wyandotte County?

Since 1997, Wyandotte County and Kansas City, Kansas have shared one government. If your land is in KCK, Unified Government staff handle zoning, permits and floodplain review. If it is in Bonner Springs, Edwardsville or Lake Quivira, that city handles them instead. In every case, your deed and plat are recorded with the county Register of Deeds.

Can I rely on the Unified Government parcel map for my lot lines?

Treat it as a guide only. The county's own data notes say parcel lines approximate ownership from deeds and plats and leave out easements and lot dimensions. To know where your corners are, a Kansas-licensed land surveyor has to research the records and measure on site.

How can I check flood risk for a property in Wyandotte County before buying?

Start with FEMA's flood map for the address, and note whether it sits near the Missouri River, the Kansas River or a smaller stream. Some river bottoms are behind levees with their own map notes. If the lender or insurer wants exact building heights, ask a licensed surveyor for an elevation certificate.

My property is near the state line. Which side keeps the records?

Wyandotte County borders Kansas City, Missouri, and the two sides keep completely separate land records. Kansas parcels are recorded in Wyandotte County, while Missouri parcels nearby are usually recorded in Jackson County. Your tax bill shows the state and county, and a surveyor licensed in that state should do the work.
